Inspection & Cleaning
We inspect the roof, identify repairs or cleaning that should be addressed first, and prepare the roof for treatment when appropriate.
BlueWater Renew evaluates aging asphalt-shingle roofs for associations, communities, property portfolios, churches and ministries across West Michigan. This page includes the Roof Shield science, inspection process, project examples and commercial pricing information boards need to evaluate the option.
The proof comes before the price: the treated 15-year-old shingles passed applicable new-shingle criteria in the major ASTM performance categories tested.
This short video explains how Roof Shield is applied and how the process helps preserve aging asphalt shingles.
Roof Shield is applied to existing asphalt shingles to help replenish oils lost through aging, improve flexibility and help the shingles retain protective granules. For a condo association, HOA or multi-building property, that can create another option between doing nothing and paying for a full tear-off and replacement.
For boards and property managers, the important part is that we evaluate the roofs first. We look for repairs, worn components and roof conditions that should be addressed before Roof Shield is applied.
Roof Shield is not a shortcut around needed repairs. It is a preservation option for asphalt-shingle roofs that still have useful life worth protecting.
As asphalt shingles age, they lose oils and become drier and more brittle. Roof Shield is designed to replenish those oils and improve flexibility.
Protective granules shield the asphalt from UV exposure. Independent testing on aged shingles showed a major reduction in measured granule loss after treatment.
Qualifying Roof Shield applications include a 5-year transferable warranty. Suitable roofs may be candidates for retreatment in the future.
When the roof condition supports preservation, Roof Shield is applied to the existing asphalt shingles rather than replacing the entire roof system.
For associations with many roofs, preservation can help boards compare immediate replacement costs with a lower-cost maintenance strategy.
Independent laboratory testing on approximately 15-year-old shingles showed treated samples passing applicable new-shingle criteria in key performance categories tested.
Start with the laboratory performance, then decide whether the economics make sense for the community.
| Untreated 15-year-old | 4.10 g | FAIL |
| Treated 15-year-old | 0.30 g | PASS |
| Brand-new comparison | 0.20 g | PASS |
A 93% reduction in measured granule loss in the cited test.
Treated aged shingles passed the applicable new-shingle pliability criterion in the testing.
Treated aged shingles met the applicable evaluated tear-performance requirement.
The treated shingles met the applicable evaluated vapor-permeability requirement rather than simply being encapsulated by a hard coating.
In the key lab-tested shingle performance categories, yes. Roof Shield also publishes that it is the only product on the market that has passed all ASTM tests for a new roof after application. See Roof Shield's FAQ.
On a condo or HOA project, we want the board to understand what is being treated and what should be repaired or addressed first.
The on-site condominium or HOA roof inspection is $500. If the association proceeds with Roof Shield, the full $500 inspection fee is credited toward the Roof Shield project.
These before-and-after aerial views show Roof Shield results from a large residential project. We use them here because the roof complexity and total surface area are closer to what boards and property managers often need to evaluate.
BlueWater Renew offers special ministry pricing on qualifying asphalt-shingle church roofs of any size. We believe church resources should stay focused on ministry whenever a roof can be responsibly preserved instead of replaced early.
The same roof evaluation comes first: we look at pipe boots, damaged or missing shingles, granule loss, flashing, moss and the overall condition of the roof before we apply Roof Shield.

We inspect the roof, identify repairs or cleaning that should be addressed first, and prepare the roof for treatment when appropriate.

The Roof Shield treatment penetrates the shingles to replenish oils and restore flexibility while improving moisture resistance.

Roof Shield helps aging shingles hold onto protective granules, reducing further loss and helping protect the asphalt beneath from UV exposure.

We inspect the completed application for coverage and overall results before the project is finished.
